HG Wells Redevelopment

Questions about the current use and the future of the site of the old H.G. Wells pub at 101 Cheam Common Road are often asked on the doorstep when we are canvassing in the Worcester Park and North Cheam Area. 

Residents have concerns about the car wash and car sales business that are currently operating on the site, which often cause a public nuisance and have potential health and safety hazards. The planning implications of the businesses that are operating are also a concern, and we are very conscious of the impact of these activities on the local community.

Since these concerns were raised with the Liberal Democrat Council by residents, officers have taken a number of actions, and reported back to residents at the July 2025 meeting of the North Cheam, Stonecot and Worcester Park Local Committee. On 3rd June 2025 a site visit was conducted by Council officers, and on 27 June 2025, a Preliminary Improvement Notice and a Community Protection Notice were served on the owner under the Housing Act 2004. These required that a number of works were required to be carried out on the property inside and out.

The location of the site, and the prominence on the Cheam Common Road means that we all want to see the site brought back into permanent use. In early 2025 a consultation was run by the planning agents for the site owner, for a new residential housing development on the site.

The redevelopment would provide scheme is for a housing development that provides gardens and parking to the rear of the building, as well as new homes and flats in the existing H.G. Wells building.
